My customized personal buyer representation service is tailored to you, my client. The most important consideration in buying a home is you, your wants, needs, ownership goals and expectations. The interest of my clients always comes before my own. I am guided by important ethical standards which are paramount to my success as a real estate agent. I believe the role of a real estate agent is to guide you through the buying process, taking the time to make sure you understand every step of the transaction.

Step 1 - Consultation

The first step is to set up a buyer consultation appointment between the client and myself. It is during this initial meeting that I listen to your needs, and wants and desires and we create Your Ideal Home Criteria. This list helps me to better understand exactly how I may best serve you.

Step 2 -- Financing

Understanding the financial issues of buying a home can be confusing. I will help you understand your financial choices so you can determine which options are best for you and how you can best protect you interests. As part of my professional team of qualified experts, I can put you in touch with the right person to coordinate the loan process and answer ally of you specific questions.

Step 3 -- The Process

I will go over in great length the entire buying process. Whether you are a first time home buyer or have moved a dozen or more times; I understand the importance of open communication. The real estate process is always more enjoyable when you fully understand each phase of the transaction. As your real estate agent, I will keep you informed throughout the entire process. I strive to establish open communication lines from the start to ensure that all of your needs are met and you know what is happening.

My excellent follow-through record helps ensure ongoing satisfaction. I will help identify problems before they arise, thus minimizing stressful situations and last minute crises. When I begin to work for you, time and dates are established so you can monitor the process and prepare for the events. This will help your transaction proceed as smoothly as possible.

Step 4 -- Shopping for a Home

After you have agreed that I will represent you solely, I will search for homes that fit your criteria, arrange a tour and personally accompany you to every home. You will not be handed off to an assistant or buyers agent whom you've never met. My feeling is that you've hired me because you have met and feel comfortable with me representing your interest -- you don't deserve to be passed on to somebody else. This is part of my personal service plan and my assurance that you will receive the best possible representation.

Step 5 -- The Search

In addition to checking the North Idaho Multiple Listing Service daily for homes that meet your criteria, I will input your home buying criteria in my home office computer which will e-mail and page me when a new home becomes available. This technology that I use has enabled me to secure many homes for my clients that they may otherwise not have been able to obtain. In a fast moving market where multiple offers are common, it's important to have an agent who understands the market and is able to position you advantageously.

The Personalized Custom Approach

During our initial meeting, we will discuss ways I can bring homes to your attention. If you have time constraints and would prefer that I preview the properties on your behalf in order to weed out the undesirables, I make that service available to all of my clients. If you prefer to be more actively involved, I will set you up to get e-mails of new listings directly. The choice is yours. I will always personally arrange and accompany you to the homes we select. If you express a desire to live in a specific community or neighborhood where there are no active listings, I will contact homeowners in that community on you behalf in search of a home that may be coming on the market that suits your needs.

Step 6 -- The Offer

Once we have found the home and it is time to write an offer, I will do an Exclusive Detailed Report on the area so you know if the home is priced fairly. Together, with my expertise, we will construct a competitive offer. I will personally negotiate and present you offer to the sellers so as to increase the probability that ours is the offer they choose to accept.

Step 7 -- Negotiating Contingencies

Whether it is a house sale contingency, financing and/or inspection contingency, I will personally explain, negotiate and follow up on all of these and be with you every step of the way. I am present at all of your inspections (even when you cannot be) and your appraisal. On-going communication is a must. I work hard at keeping you apprized of the progress with constant communication and protecting you best interests throughout the entire transaction.

Step 8 -- The Closing

I will explain the closing process and common practices for the State of Idaho (each state is different). I will even accompany you to the closing table if you desire. Because we have worked closely together and you have been kept up-to-date throughout the entire transaction, the closing should be a pleasant experience with no unpleasant surprises.
